Gilbert is still officially a town, not a city, even though it is home to more people than many cities. The 2020 Census counted just under 268,000 residents. That growth is the first thing most newcomers notice. You will find older streets and established homes in some areas, and brand new construction a few miles away.
Here is a simple way to think about it from a moving standpoint:
- The Heritage District and older central Gilbert. The historic downtown along Gilbert Road is the original heart of town. Nearby homes tend to be older, with more variety in lot size, driveway layout, and street parking.
- Established master-planned communities. Neighborhoods like Val Vista Lakes, Power Ranch, Morrison Ranch, and Agritopia are well known around the Valley. Most come with an HOA, shared amenities, and their own rules about move days and truck parking.
- Newer growth in south and east Gilbert. Much of the recent building has happened toward the San Tan Freeway (Loop 202) and the Queen Creek border. Expect new construction, active builders, and communities that are still filling in.
