Downsizing Into a 55+ Community in the East Valley

Trading the family home for a smaller place in Sun Lakes or another active adult community is a big step. Here is how to plan it so it feels like a fresh start, not a fire drill.

Wrapped furniture loaded in a moving truck for a downsizing move to a 55+ community in the East Valley

There is a particular kind of quiet that comes over a house when people start deciding what to keep. The china cabinet that came from your mother. The bunk beds nobody has slept in for fifteen years. The garage shelves you have been meaning to get to since the kids moved out. Downsizing is not just a move. It is a lot of decisions, and some of them are heavy in more ways than one.

I have been moving families around the Southeast Valley since 2005, and a lot of those moves have been folks trading a family home for something smaller in one of our 55+ communities. Done right, it feels like a fresh start. Done in a rush, it feels like a fire drill. Here is how to land on the right side of that.

Why So Many People Downsize Into the East Valley

The East Valley has a long list of age-restricted and active adult communities. Sun Lakes, on the south side of Chandler, is one of the best known. You will also find communities like Solera in Chandler and Trilogy at Power Ranch in Gilbert, plus a good number of 55+ neighborhoods and parks around Mesa. Some are made up of single-family homes, some have condos or townhomes, and amenities vary from one community to the next.

What they tend to have in common is a smaller home with less to keep up, neighbors at the same stage of life, and a set of HOA rules that you will want to understand before moving day.

Know the Community's Rules Before You Book

Under federal fair housing rules, a 55+ community generally has to keep at least 80 percent of its occupied homes with at least one resident who is 55 or older. On top of that, each community writes its own rules, and those rules are what affect your move. Before you pick a date, call the HOA or management office and ask:

Every community is different, so get the answers from them directly rather than going by what a neighbor or a friend in another community told you. If you want more on this, I wrote a full piece on HOA move-in windows in Chandler, Gilbert, and Mesa.

Start With the Floor Plan, Not the Garage

The biggest mistake I see is starting with the stuff instead of the space. People spend weeks going through boxes, then find out on moving day that the sectional will not fit through the new living room.

Start with the new place instead:

  1. Get a floor plan or measure every room. Write down the wall lengths, door widths, and closet space.
  2. Measure your big pieces. Beds, dressers, the dining table, the recliner, the china cabinet.
  3. Decide what goes where. Sketch it on paper. If a piece does not have a spot, it probably should not get on the truck.
  4. Keep the pieces you love. Downsizing is not about getting rid of everything. It is about keeping what matters and making room to enjoy it.

Sort Into Four Piles: Keep, Family, Donate, Sell

Once you know what fits, the rest gets easier. Go room by room and put everything into one of four piles. Keep. Give to family. Donate. Sell or let go.

Give yourself time for this part. Starting a month or two ahead is a lot kinder than starting the week before. Let your kids and grandkids know early which pieces are available, and set a date for them to pick things up. Family furniture that sits in your garage "until they can get to it" has a way of ending up on moving day.

Have things to donate? Tell us when you book. We can make a stop at a local donation center as part of your move, so those pieces leave the same day everything else does.

Moving Day Should Go at Your Pace

A downsizing move is not the job for a crew that is racing the clock to get to their next stop. The people carrying your things should be patient, careful, and willing to stop when you need a minute to decide where the curio cabinet goes.

Here is what that looks like with us:

And the crew who shows up is our own crew. No day labor, no strangers hired that morning. That matters for every move, but it matters most when the person you are moving is your mom or dad.

For Adult Children Helping From a Distance

A lot of the calls I get about downsizing come from a son or daughter who lives in another city and is trying to help a parent move. If that is you, a few things make it easier on everybody:

"We were flying to Mesa, AZ to pack up my Mother and move her to Illinois. ... Terry called me the day before to confirm. The next day Gerry and Chris arrived right on time. They were completely prepared with extra tape (we ran out) & tools (we had none). They were very careful with my mom's things making sure each box was properly sealed and the furniture was carefully wrapped."

Downsizing Questions

How far ahead should I plan a move into a 55+ community?

Start sorting a month or two ahead if you can, and call your mover once you have a closing or lease date. That leaves time to measure the new home, decide what fits, get family pieces picked up, and check the community's move-in rules.

Do 55+ communities have rules about moving day?

Most HOA-managed communities do. Common ones cover allowed move hours, truck parking, gate check-in, and paperwork before move-in. Every community is different, so ask the HOA or management office directly before you book a date.

Can the movers take items to a donation center?

Yes. Let us know when you book, and we can make a stop at a local donation center as part of your move.

Do you move people into Sun Lakes?

Yes. Sun Lakes is close to our home base in Chandler, and we regularly help people move into and around the 55+ communities in Chandler, Gilbert, and Mesa.

Who will actually be doing the move?

Our own crew. In or Out Movers does not use day labor. The people who show up work for us, and they know a downsizing move calls for patience.

The Bottom Line

Downsizing into a 55+ community is a big step, and it deserves a plan, not a rush. Start with the floor plan, sort with time to spare, learn the community's rules, and pick a crew that will treat your things like they matter. Because they do.
